Rates range from 12% to 15% annually, depending on the deal’s risk profile, loan-to-value ratio, and your experience as a borrower. Lower LTV and stronger track records earn better terms. Every Vizion Capital loan is secured by a first-position lien on real property. That means my note is recorded first at the county — ahead of any other lender. I never take a second-position or subordinated lien. Period. This protects my capital and ensures I can act decisively if a deal goes sideways. It’s also why I have zero defaults: I only fund deals where the collateral is strong enough to hold first position with confidence.

Speed depends on the loan type. EMD deals can fund same day — you need earnest money locked up, I move. Bridge loans typically close in 5–10 business days once docs are in. Portfolio / PML deals take 2–4 weeks because they involve deeper due diligence. There’s no loan committee, no bureaucracy. I evaluate every deal personally, so when your deal is ready, I’m ready.

I keep it straightforward. FICO 600 or above. Loan-to-value under 90%. No active bankruptcy. Debt-to-income ratio under 50%. If you clear those four gates, your deal gets a full evaluation. I underwrite the deal first and the borrower second — strong collateral and a solid plan matter more than a perfect credit score.
